1028 Lombard offers a beautifully renovated, classic two-story house-like residence with an exciting location on one of San Francisco's most beloved streets-the crooked block of Lombard.  Truly a gorgeous slice of the Russian Hill neighborhood, this block between Hyde and Leavenworth possesses stately homes, luxury condominiums and townhouses.  Throughout much of the year, Lombard Street is alive with color from the well-tended flowers.

Housed in a clean-lined two-unit Edwardian, 1028 Lombard is a peaceful, serene living environment with the fun of the world outside its door.  The front terrace provides world-class landmark views and a slice of the excitement.  Once inside the large entry foyer, the serenity of the home and its private garden surprise and delight.  Thoroughly renovated and greatly expanded in 2008-2009, this residence enjoys consistent finishes throughout-lovely hardwood floors, limestone counters, oiled bronze finish hardware and recessed lighting.  Natural light abounds.

Oriented to the garden, the gourmet kitchen is at the heart of the house.  Partially open to the living room, the kitchen offers the best of everything-limestone and granite counters, tumbled marble backsplash, Wolf gas range with Ventahood, SubZero refrigerator, Bosch dishwasher, two pantries and even a pot-filler to provide water at the stove.  Choose to have your morning coffee or tea on the outdoor terrace, at the counter, or in the informal dining area overlooking the garden.

Walls of windows provide the main rooms with views of the lush greenery of the garden.  A partial view of the Bay can be seen over the tops of the neighboring buildings.  Original golden and clear stained glass panels filter the light into the formal dining room and living room's upper windows.  Marble adorns the living room's wood-burning fireplace.

The east-facing master bedroom suite, also graced by walls of windows on two-sides, allows for enjoyment of the view of some of San Francisco's fabulous landmarks-the Bay Bridge, Pyramid, St. Peter & Paul's Cathedral and Coit Tower.  The ensuite bath was thoughtfully designed with dual sinks, cast iron soaking tub, large shower stall and Toto Washlet.  The main floor also includes two additional bedrooms served by a dual-sink bath with shower, a powder room and large entry closet.

Stairs lead down from the main rooms to the ground floor family room with large flat screen Sharp TV and surround sound, wet bar with wine refrigerator, 4th bedroom suite, laundry room and access to the glorious garden.  Privacy and beauty are provided by a variety of magnolia and other flowering trees, bamboo, camellia and birds of paradise.  Sunny much of the day, this is your oasis in the midst of a world-class city.

Stairs lead from the residence to an informal, shared "roof deck".  Expansive Bay and City views can be enjoyed from this perch atop the building.

Parking for one large vehicle in the garage and an additional storage area are included.

BRIEF HISTORY OF THE CROOKED STREET
(primary source:  Wikipedia)

Lombard Street is best known for the one-way section on Russian Hill between Hyde and Leavenworth Streets, in which the roadway has eight sharp turns (or switchbacks) that have earned the street the distinction of being "the crookedest street in world".

The switchbacks design, first suggested by property owner Carl Henry and instituted in 1922, was born out of necessity in order to reduce the hill's natural 27% grade, which was too steep for most vehicles to climb and a challenge to pedestrians accustomed to a more reasonable sixteen-degree incline.  The crooked section of the street, which is about 1/4 mile (400 m) long, is reserved for one-way traffic traveling east (downhill) and is paved with red bricks.  The speed limit here is a mere 5 mph (8 km/h).

In the 1950s the street was gardened by a resident, one of the Bercut brothers, Frenchmen who owned the Bercut meat market.  The Lombard Street Homeowners' Association continues to maintain the street with exceptional pride.
